WITHOUT A SOURCE OF ADEQUATE WATER SUPPLY TO WITHIN 400 FEET OF THE BUILDING FOR FIRE FIGHTING PURPOSES (IFC 508.5.1) THECONSTRUCTION REQUIREMENTS MUST BE UPGRADED FROM TYPE "V-B" TO "V-A". GUARDS ON STAIRS (1013.1) ARE REQUIRED TO BE 42" IN HEIGHT, HAND RAILS FROM 34" TO 38" TO TOP OF HANDRAIL, STAIR TREADS AT LEAST 11" (SEE IBC CLARIFICATION) AND RISERS BETWEEN 4"AND 7". WITH TYPE "A" CONSTRUCTION, ALL LOAD BEARING WALLS, INCLUDING SHEAR WALLS ARE REQUIRED TO BE RATED AS A 1-HOUR ASSEMBLY. IN ADDITION, INTERIOR WALLS AROUND STORAGE AREAS IN EXCESS OF 100 SQ FT ARE REQUIRED TO HAVE THE 1-HOUR RATING (IBC TABLE 508.2). AS A "B" TYPE OCCUPANCY WITH LESS THAN 30 OCCUPANTS (SEE COMMENT #8 ABOVE) THE INTERIOR CORRIDOR WALLS ARE NOT REQUIRED TO BE RATED UNLESS THEY HAPPEN TO BE LOAD BEARING OR SHEAR WALLS. 5-13-10 UNRESOLVED. ACCORDING TO STRUCTURAL SHEET S2, THE INTERIOR WALLS OF EXTERIOR STORAGE 110 ARE SHEAR WALLS REQUIRING 1-HOUR CONSTRUCTION AND SHOULD BE LABELED AS WALL TYPE W02. RESOLVED PER RESUBMITTAL RECEIVED 6-11-10. C(11): 2/A4.1 Please clarify restroom floors and walls per local amendment to IBC 1210.1 and 1210.2. 5-10-10 RESOLVED PER RESUBMITTAL RECEIVED 4-30-10. C(12): 1/A4.2 This counter is mounted on 1-Hour rated exterior & interior shear walls and the sheet rock must be continuous such that the required fire resistance rating is not reduced. (IBC 712.3.2) 5-10-10 UNRESOLVED. THESE WALL ARE SHEAR WALLS REQUIRING 1-HOUR CONSTRUCTION AND UL APPROVED 5/8" GWB (SEE ITEM #13 ABOVE). RESOLVED PER RESUBMITTAL RECEIVED 5-13-10. C(13): A1.0 Note #10 & A4.3 Door Schedule #6 The code study indicates a total building occupant load of 28 and corridors (hallways) accomodating 30 or less are not required to be rated. C(14): A4.3 Only the doors to Storage #102 are required to have a rating. The 1-Hour rating for the exterior walls is not related to Table 602 for proximity to other buildings or property lines; therefore, opening protection is not required. (See also comment #5 above.)
