Status: Architectural Corrections required. 7/29/09 Status: Architectural Corrections required. 8/18/09 Status: Full Architectural Approval. 9/1/09 The following comments based on the 2006 International Building Code (IBC) must be resolved before a permit is issued. The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations. Drawing CS-1, Code Data, The New Structure includes a (TDY) sleeping room but does not indicate SF nor location in the Code Study. It appears that it is on the first floor per Drawing A-1, adjacent to the woman's toilet room. Please indicate SF and floor location in the Code Study. 7/29/09 RESOLVED. Code data on the (TDY) sleeping room has been revised to include that the TDY is 224 SF. The TDY is considered part of the S-2 occupancy and is provided with smoke detectors inside and the exit way outside the room that are cross tied, is provided with an exterior egress window, and is in a sprinkered structure. 8/18/09 Drawing CS-1, Code Data, The New Structure shares a lot with a 7,200 SF Existing Hanger. Since the two structures are being treated as one, please provide code data on the ExistingHanger such as Construction Type, Occupancy(s), whether it is sprinklered, if it has any separations, Fire resistance rating on it's south exterior wall, etc. 7/29/09 RESOLVED. Code data on the Existing Hanger has been revised to include that the hanger is 7,000 SF, was built in the 1970s, that it is Construction Type VB, it includes Occupancies B (80 SF) and S-2 (6,920 SF), and that the hanger is sprinklered. 8/18/09 Drawing CS-1, Code Data, Mixed occupancy: with Accessory Occupancy per IBC Sec. 508.3.1.3, Accessory Occupancy does not apply to this permit because the area of the space designatedas Accessory Occupancy is greater than 10% of the Main Occupancy area per IBC Sec. 508.3.1. 7/29/09 NOT RESOLVED. The revised Code Data does not correct this. Please note that the use of Accessory Occupancy per IBC Sec. 508.3.1.3 does not allow height and area increases per IBC Sec. 504 and 506. This Code Study will work with Nonseparated Uses only. 8/18/09 RESOLVED. This Code Study now indicates only Nonseparated Uses per IBC Sec. 508.3.2.3. 9/1/09 Drawing CS-1, Code Data, Nonseparated Occupancies: Area less than the R-1 area (most restrictive) per IBC Sec. 508.3.2.3. This is not true. The allowable area for sprinklered R-1 is 21,000 SF. The area here is 13,500 SF (New Hanger), 1,500 SF (Accessary Offices), and 7,200 SF (Existing Hanger) for a total of 22,200 SF. 7/29/09 RESOLVED. The revised drawing indicates that the R-1 occupancy has been eliminated from the code study. The allowable area for sprinklered B (The remaining most restrictive occupancy) is 27,000 SF. The area here is 13,500 SF (New Hanger), 1,500 SF (Accessary Offices), and 7,200 SF (Existing Hanger) for a total of 22,200 SF. Thus, Nonseparated Occupancies per IBC Sec. 508.3.2.3 is allowed. 8/18/09 Drawing CS-1, Code Data, Separation Distance: Hanger Occupancy: per IBC Sec 412.2.1. Please clarify the reference to less than 20 ft separation here. IBC Sec 412.2.1 requires 30 ft separation. It appears that rated exterior walls are required on both buildings. Please Clarify. 7/29/09 RESOLVED. The reference to less than 20 ft separation has been revised to 30 ft separation per IBC Sec 412.2.1. 8/18/09 Drawing CS-1, Code Data, Buildings on same Lot: May be considered as one building per IBC Sec 503.1.2. This is correct; however, please respond to comment 4 to determine if this works here. Please note that this indicates using S-2 for the determination, but there are othere occupancies to be included here. 7/29/09 RESOLVED. The proposed and the existing hangers may be considered as one building per IBC Sec 503.1.2 based on the revised code data provided for the existing hanger. 8/18/09 Drawing CS-1, Code Data, Occupant load: The square footage here for the second floor offices is 860 and 820 which adds up to 1680 SF. The beginning of the code study indicates the square footage for the second floor offices as 1,790. Please clarify. 7/29/09 NOT RESOLVED. The revised square footage here for the second floor offices is 860 and training 574 which now adds up to 1434 SF. The beginning of the code study was also revised and indicates the square footage for the second floor offices as 1,500. The 1,500 SF appears to be correct and the area difference may be partially due to the toilet room. 8/18/09 RESOLVED. The Code Study now indicates a revised square footage here for the second floor offices as 926 and training 574 which now adds up to 1,500 SF. This now agrees with the beginning of the code study was previously revised to indicate the square footage for the second floor offices as 1,500. 9/1/09 Drawing A-1, Ground Floor Plan, Mechanical Room, The interior Mechanical Room walls are indicated as Type B which is a one hour fire resistive wall. The code study correctly callsout for two hour fire resistive walls. Please rectify this. 7/29/09 RESOLVED. Wall Type B was revised and is now shown as a two hour fire resistive wall. Detail 3/A5 was revised and is now shown as the Mechanical Room having a two hour fire resistive ceiling. 8/18/09 Drawing A-1, Ground Floor Plan, Exterior Building Walls, The Exterior Building walls are indicated as Type A which is not a fire resistive wall. The distance to the property line from the west Exterior Building wall is less than would be required to allow this; however, the drawing indicates that there is a 20 foot no build zone to the west of the west property line. Please provide details on this. 7/29/09 NOT RESOLVED. The property line has been removed from the site plan. Please resolve this property line issue with zoning so that the affect on Architectural, if any, can be resolved. 8/18/09 RESOLVED. The property line had been removed from the site plan because this site was always one lot. This property line issue was resolved with zoning and there is no affect on Architectural to be be resolved as there is more than 30 feet to the west of the hanger. 9/1/09 Drawing CS-1, Code Data, Buildings on the same lot: Revise this section so that it is apparent that the combined allowable square footage for the existing and proposed hangers is 40,500 S.F (and not the allowable for each hanger as it appears to indicate). In addition, revise the code study to reflect that the actual total square footage for the existing and proposed hangers is 22,000 S.F or 22,500 S.F (or what ever is correct; make it consistant with the area listed at the beginning of the code study). 8/18/09 RESOLVED. The code study was relined here to reflect that the total allowable square footage for the existing and proposed hangers combined is 27,000 S.F., based on sprinklered non-separated uses with B occupancy being the most restrictive. The code study was revised to reflect that the actual total square footage for the existing and proposed hangers combined is 22,000 S.F. The actual total square footage is less than the total allowable square footage for the existing and proposed hangers combined, thus the hangers can be locate on the same lot without separation. 9/1/09 Drawing CS-1, Code Data, Occupant load: The square footage here for the hanger area is shown as 1,500 S.F. Based on the rest of the code study, it should be 13,500 S.F. This change in square footage will result in an occupant load increase from 7 to 27 occupants. Please revise Square footage and occupant load. 8/18/09 RESOLVED. The square footage here for the hanger area is now shown as 13,500 S.F. This agrees with information at the beginning of the code study. This change in square footage results in an occupant load of 27 occupants as now indicated. 9/1/09
