The plans and specifications do not permit the violation of any section of the IBC or any federal, state, or local regulations. C(3): Sheet G1.0, Building Code Analysis, Occupancy Classificationtion, Add: "and B Occupancy" after the existing reference to S1 Occupancy. The office is 25% of the first floor area, thus it does not qualify as an Accessary Occupancy. Verify that this is a mixed occupancy per IBC Section 508.3 with no required separation between S1 and B occupancies per IBC Table 508.3.3. If so add this to the Building Code Analysis. If not, state approach taken. 06/25/08 RESOLVED. The code study was modified to add "and B Occupancy" after the existing reference to S1 Occupancy and a mixed occupancy per IBC Section 508.3 with no required separation between S1 and B occupancies per IBC Table 508.3.3. 7/17/08 C(4): Sheet G1.0, Building Code Analysis, Ext. The Floor Plan was modified to add a second separate sex accessible toilet facilities IBC Section 2902.2, exception 2. 7/18/08 C(8): Sheet A1.0, 1/A1.0 Floor Plan and Sheet A1.1, 7/A1.1 Accessible Bathroom Plan, Toilet Room between Grid Lines 1 and 2, The Toilet Room indicates some accessible features; however, does not totally comply with accessibility requirements per "Accessible and Useable Buildings and Facilities" (ICC/ANSI A117.1) 2003. The Lavatory is located in the handicap bathroom W. C. clear space. The W.C. should be located with 60 inches of side clearance from the adjacent wall over to the Lavatory edge per ICC/ANSI A117.1-2003 Fig. 604.3. 06/25/08 RESOLVED. Two layers of 5/8" Type X Exterior Gypsum Sheathing on both sides of the wall were already specified on the plans. 7/18/08 C(10): Sheet A1.0, 1/A1.0 Floor Plan, North/South Beams along Grid lines A and D between Grid Lines4 and 5, These beams require a two hour fire resistive protection in order to support the 2 hour Exterior Fire Wall along grid line 5 per IBC Section 705.2. 06/25/08 RESOLVED. The notation "2-hour fire resistance required at: east wall, building frame grid line 4, and at underside of roof between grid lines 4 & 5" was added to the A1.0 Floor Plan, parallel to grid line 4, to indicate the end of 2-hour fire resistant construction. 7/18/08
