. C(1): Status: Corrections required 10-25-07. All comments resolved except numbers 3 and 4. Please resolve to obtain architectural approval, 11-28-07. All comments resolved 3-4-08. C(2): The following comments based on the 2003 International Building Code (IBC) and the 2003 International Existing Building Code (IEBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations. C(3): Arctic Spa: Reference the Vichy shower. Please clarify the construction of the shower receptor and verify compliance with UPC section 412.Also clarify the height of the water curb or dam (see UPC 412.6). Not resolved 11-28-07. A floor or landing is required on each side of the door serving the vichy room per section 1008.1.4. The proposedsloped floor inside the vichy room and the removable ramp outside of the room do not meet this requirement. Resolved 3-4-08. Proposed ramp removed. Door to have 1/2 inch threshold and minimal slope to floor drain. Vichy room to always be staffed with attendant. Owner accepts full responsibily for potential water damage resulting from floor drainage design per email received 3-3-08. C(4): A4.05: The men's and women's showers in the artic spa must be accessible per by IBC section 1109.2. The accessible route requires maneuvering clearances at the doors in accordance with ICC/ANSI A117.1, section 404. The fixtures must comply with ICC/ANSI A117.1, section 608. Please address. Not resolved 11-28-07. The proposed shower does not meet the requirements of either a transfer or roll-in type shower. Transfer type showers must be 36x36, while roll-in showers require a 60 inch wide entry. Please select one option and design to those specific requirements. See ICC/ANSI A117.1, section 608.2. Also the door maneuvering clearances at the shower do not comply with section 404.2.4. Note that the shower door cannot be opened when a wheelchair is located inside theshower vestibule. Also, an 18 inch clearance is required on the latch side of a door for a "pull-open" application. Resolved per revised locker layout received 3-4-08. C(5): The requirements of IBC section 1107 for accessible sleeping units apply to the number of sleeping units being altered per IEBC section 506.1.8. Please clarify the number of sleeping units being altered, then apply IBC Table 1107.6.1.1 to determine the minimum number of required accessible sleeping units. Please clarify that this minimum number exists, or update plans to show the minimum number required. Resolved 11-28-07 per architect's response. Only two sleeping rooms are undergoing significant renovation. The rest involve the replacement of finishes and the bathroom sink. There are currently 10 sleeping rooms that provide some degree of accessibility. C(6): M2.01, 3/M2.02: Reference the fireplace vents. The vent penetrations thru the 2 hour fire rated floor must be protected per section 712.4 becasue they are concealed within construction (section 707.2, exception number 7). Please clarify how this will be accomplished. Resolved 11-28-07 per architect's response and as noted on revised plans. C(7): 1/A7.08, 1/A7.09: The maneuvering clearance at the entrance doors to the public toilet rooms does not comply with ICC/ANSI A117.1, section 404.2.4. A minimum clearance of 18 inches is required on the pull side of the door, opposite the hinge. If this clearance cannot be provided, an option would be to install a door that can be automatically opened. Resolved 11-28-07. The doors have automatic opening devices per the architect. C(8): 3/A7.16: Reference the beaded curtain. Please clarify the material type and verify compliance with section 803. A minimum C classification is required per Table 803.5. Resolved 11-28-07. The beads are metal per the architect. C(9): A7.18, A7.19: Reference the sinks in the men's and women's toilet rooms. Since the counter top is at 32 inches AFF, it appears the sink rim will be higher than the 34 inch limitation for accessibility. Please address. Resolved 11-28-07 per revised counter height proposed by architect. C(10): A9.02: Wall type 7 as shown with a single layer of GWB on one side does not qualfy as a two hour fire rated assembly. Resolved 11-28-07. Wall type revised to one hour per architect. C(11): A9.05, A9.06: Please verify that the plastic laminate meets the flame/smoke requirements for a class C finish as required by sections 803 and 2604. Resolved 11-28-07. Plastic laminate to meet class C finish requirement per architect.
