. C(1): The following comments are based on the 2000 International Building Code (IBC) and must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations. C(2): CODE STUDY: Provide a complete code study for the building to include allowable area calculations, building construction type, yard size(s). Site Plan showing distances to property lines and a building footprint showing tenant space location. 8/26/2004 Received code study. Please provide plot plan sealed by an Alaska Registered Land Surveyor to allow for verification of fire separation distances and exterior wall rating requirements per IBC section 412.2.1. Resolved 11-12-04 per new site plan. C(3): Drawings shall be designed by a registered Professional Engineer licensed to practice in the State of Alaska. Please provide stamped and signed drawings. Please provide architectural drawings sealed by an Alaska Registered Architect. Please include existing as well as proposed. AAC 23.10.302.4. Not provided 11-12-04. RESOLVED 2-2-05. RESOLVED 2-2-05 PER ARCHITECTURAL PLANS PROVIDED. C(5): Please indicate means of egress illumination in accordance with IBC 1003.2.11. 1003.2.11.2 #4. Resolved 11-12-04. Only required when two or more exits are required. C(6): Please indicate location of heating system per IBC 412.2.4. Resolved 11-12-04. Electric baseboard in new office addition. C(7): Please show ventilation requirements of IBC 1202.2. Not Addressed 11-12-04. RESOLVED 2-2-05. VENTILATION PROVIDED BY DOUBLE WIDE EXTERIOR DOORS. Please clearly address each comment and submit any supporting documentation. No action required. C(11): Reference the code study. Since the office area is two story and since an S-1 occupancy is limited to one story for type V-B construction, nonseparated uses cannot be applied per section 302.3.2. Consequently the office area must be separated from the hangar area by a 3 hour fire barrier in accordance with section 302.3.3. Please address on the required architectural plans. RESOLVED 2-2-05. NONSEPARATED USES APPROACH DELETED. SEE NEW COMMENTS 12 AND 13. C(12): The design approach shown on the new plans submitted 2-2-05 is to consider the new office building and the existing hangar building as separate buildingswith an assumed property line between them, rather than consider them as one building. Since the new office building is located less than five feet from the hangar, the hanger requires a 2 hour fire rated exterior wall in accordance Table 602. The plans indicate that the hangar has nonrated exterior walls. Note that section 704.3 states "the location of the assumed property line with relation to the existing building shall be such that the exterior wall and opening protection of the existing building meet the criteria as set forth in sections 704.5 and 704.8". Section 704.5 requires a fire resistance rating in accordance with Table 602. Since the hangar wall does not have a 2 hour fire rating, this approach results in noncompliance. Note that Anchorage Existing Building Code section 105.1 requires new additions comply with the IBC. Pl C(13): A/A-2: Reference the proposed roof assembly. The plans indicate the insulation applied to the underside of the roof deck with the roof structure embedded within the insulation. This proposed nonventilated hot roof design does not comply with section 1202.2. Please address. Resolved 3-11-05. Revised detail so that ceiling is no longer directly attachedto the underside of the roof joists.
