2/20/2020 approved for F&F only.  Hydrant location in west parking lot is going to be relocated by note markers 7 and 1 on sheet  C2.00 with double steamer connections point east west, per conversation with Luke Bloomfield with Davis Constructors.

2_
OCCUPANCY CATEGORY
Refer to Sheet G0.0. The assembly occupancy category noted (Group A-5) does not match the proposed use (Group A-2, Group A-3). Please revise accordingly.
Reference: IFC Section 102.4, 105.4.2; IBC Section 303.1

3_
ALLOWABLE AREA
Refer to Sheet G0.01. The allowable area calculation appears incorrect. It does not appear either separated use between Group A/Group R or non-separated use for Group A was used. Please provide revised allowable area and show calculation for area increases.
Reference: IFC Section 102.4, 105.4.2; IBC Section 506.1

4_
BUILDING ELEMENT RATINGS
Refer to Sheet G0.01. The code study notes building element ratings per IBC Table 601, but shows some of the provided ratings as "0 hr" even though "1 hr" is required. Please revise as the reduction in rating cannot be applied for Type V-A construction due to the automatic sprinkler system being used for area increase.
Reference: IFC Section 102.4, 105.4.2; IBC Section 602, Table 601 Footnote d

5_
OCCUPANT LOAD AT POOL
Refer to Sheet A1.01. The occupant loads shown at the pool appears to have reversed occupant load factors between the pool and the pool deck; the deck should have an OLF of 1/15 vs. the 1/50 shown. Please revise.
Reference: IFC Section 1004.1

ADVISORY COMMENT - EGRESS TRAVEL PATHS
Refer to Sheets A1.01, A1.02. The egress travel paths shown are direct travel paths, and do not appear to account for obstructions that exist, or are likely, within the rooms (e.g. exiting from Rooms 118 and 120 which show exiting through a fixed partition, exiting from Room 146 which shows exiting through/over exercise equipment, etc.). It does not appear that the exit travel distances will be exceeded as a result, but the plans should be revised to show "natural and unobstructed" paths of egress.

7_
FIRE EXTINGUISHER COVERAGE - SPLASH
Refer to Sheet A2.01. It appears that the area around Room 137 is beyond the 75 ft. travel distance from the nearest fire extinguisher. Please clarify coverage.
Reference: IFC Section 906.3

8_
FIRE EXTINGUISHER COVERAGE - GUEST ROOMS
Refer to Sheets A2.02 thru A2.04. It appears that several of the guest room areas are beyond the 75 ft. travel distance to the nearest fire extinguisher. The following rooms on Floor 2 outline which rooms appear to be outside of the coverage area, with the other floors matching: Rooms 202 thru 204, 215, 217, 218, 220, 229, 231 thru 234, 236, 238. Please provide revised fire extinguisher placement or add additional FEs to meet travel distance requirements.

DOOR LABELS - 1ST FLOOR 100B
Refer to Sheet A2.01, The door at the east end of Corridor 100A and the exit door at Stair 1 are both labeled 100B. Please revise as these doors will have separate requirements.
Reference: IFC Section 105.4.2

10_
DOOR RATINGS - 1ST FLOOR
Refer to Sheets A2.01, A2.30. The following doors do not have a rating listed in the door schedule. At a minimum, these doors require a 20-minute rating as they are adjacent to corridors or lobby areas constructed as a corridor: 100B (at east end of Corridor 100A; see previous comment), 123, 139, 142B, 142C.
Reference: IFC Section 1018.1; IBC Section 708.6, 716.5

11_
DOOR RATINGS - STAIR 1 AND 2
Refer to Sheets A2.01 thru A2.04, A2.30. The exit stair doors S01A and S02A are listed in the door schedule as 45 minute doors. As the exit stairs are required to be 2-hour rated fire barriers, the opening protectives are required to have 1-1/2-hour rating. Please revise the door schedule accordingly.
Reference: IFC Section 1022.4; IBC Section 716.5

12_
DOOR RATINGS - 2ND FLOOR AND ABOVE
Refer to Sheets A2.02 thru A2.04. The following doors adjacent to the corridor do not have a rating shown in the door schedule, and require a minimum of 20-minute rating: 237, 435, 437, 439. Please revise accordingly.

13_
LINEN CHUTE SHAFT AND TERMINATION ROOM
Refer to Sheets A1.01, A1.02, A2.01 thru A2.04, A2.30. The linen chute appears to connect 4 floors. Please address the following:
a. The plans show the chute as a 1-hour shaft. Please revise as this is required to be 2-hour.
b. The plans show the termination room as a 1-hour enclosure. The termination room is required to have the same rating as the shaft. Please revise.
c. Door 165 accessing the termination room is required to be a minimum of 1-1/2-hour rating. Please revise.
d. No information is provided on the linen chute hatches. Please provide.
Reference: IFC Section 102.4, 105.4.2; IBC Section 713.13

14_
ADDRESSING
Refer to Sheet A2.10. The addressing shown on the north elevation will not suffice as being visible from the approaching roadway, as the size is not commensurate with the distance from the approach, and the location is likely to be obscured from the roadway by the proposed landscaping. Please clarify building addressing.
Reference: IFC Section 505.1

15_
FIRE DEPARTMENT KEY BOX
Please note on the elevation the location of the fire department key box near the main entrance. The location is preferred to the right of the main entrance, and installed no higher than 60 in. above to the walking surface to the top of the box. Other heights and locations may be considered.

ADVISORY COMMENT - EXIT SIGNAGE
The architectural plans do not provide any information about the required exit signage to meet the egress requirements of IBC Chapter 10. This information is shown on the electrical drawings, but the drawings are not co-stamped by the architect of record responsible for designing the means of egress. Coordinated plans between the architectural egress or reflected ceiling plans is recommended.
Reference: IFC Section 105.4.2, 1011.1

18_
TWO EXITS REQUIRED AT SPLASH
Refer to Sheets A1.01, E2.2. The pool area, even with the incorrect occupant load, requires two means of egress with exit signage. Please clarify the second exit/exit access from this space.
Reference: IFC Section 1011.1, 1015.1

19_
EXIT SIGNAGE - 2ND FLOOR AND ABOVE
Refer to Sheets E2.3 thru E2.8. The exit signs at the main east-west corridor near Grids 5 and 8 are shown as single-faced signs. The viewing distance from west end of the corridor towards the exit sign at the east end (and vice versa) exceeds 100 ft. Please clarify additional signage, or note the signs as double-faced.  This will also include adjusting the floor level signage.
Reference: IFC Section 1011.1

20_
