1) STATUS:   11-25-13 Comments to be addressed.     12-09-13 APPROVED.

 

2) The following comments based upon the 2009 International Building Code (IBC) must be resolved before a permit is issued. The approval of plans and specifications does not permit the violation of any section of the IBC or any federal, state or local regulations.      RESOLVED 12-09-13.

 

3) A0.0.0         The list of applicable codes is to also include the 2009 IEBC.   RESOLVED PER RE-SUBMITTAL RECEIVED 12-06-13.

 

4) A0.1.6         The occupancy load factor for the sales area should be 30 SF/P per IBC Table 1004.1.1. This increases the occupant load for that area up to 594.5 and the total load up to 608.32.        RESOLVED PER RE-SUBMITTAL RECEIVED 12-06-13.

 

5) A0.0.0 & A0.1.6          With reference to comment #5 above, the required number of exits increases to three (3) per IBC Table 1021.1.        RESOLVED PER RE-SUBMITTAL RECEIVED 12-06-13.

 

6) 1/A1.0.2       "Each occupant of a mezzanine shall have access to at least two independent means of egress where the common path of egress travel exceeds the limitations of Section1014.3." (IBC 505.3) From the NW corner of the mezzanine the travel distance to the bottom of the stairs is 101 LF (not accounting for obstacles via a rectalinear path). Per IBC 1014.3 the maximum distance allowed to reach the common path of egress travel is 75 feet.             RESOLVED PER RE-SUBMITTAL RECEIVED 12-06-13.

 

7) A1.1.0, A1.1.1 & 4/A3.2.1          Provide structural and seismic calculations plus fastening details for the suspended ceilings and for the overhead rollup coiling doors to include engineers stamp and signature, for structural review on a deferred submittal basis.        RESOLVED PER RE-SUBMITTAL RECEIVED 12-06-13.

 

8) 7D/A4.7.0     The ADA water closet shall be a minimum of 16" and a maximum of 18" from the centerline of the fixture to the side wall. (ICC/ANSI A117.1-604.2) Please clarify.          RESOLVED PER RE-SUBMITTAL RECEIVED 12-06-13.

 

9) 7D/A4.7.0     The ADA water closet horizontal grab bar has a maximum mounting height of 3 feet (36") to the top of the gripping surface (not centerline). RESOLVED PER RE-SUBMITTAL RECEIVED 12-06-13.

 

10) When the above comments have been addressed please update the plans at the MOA Plans Review Office with three sets of revised architectural pages to include clouded changes, architects stamp and signature.
