GENERAL
This review is code compliance review based on the requirements of the International Existing Building Code (IEBC), 2006 Edition, and all adopted references thereto, as amended by the Municipality of Anchorage in Anchorage Municipal Code (AMC) Title 23. This review does not permit the violation of the building codes, nor any federal, state, or municipal regulation.
The following comments must be addressed before a permit may be issued. Additional comments may be issued following review of submitted information.
1. FREQUENCY OF INSPECTIONSPlease note in the Statement of Special Inspections the required frequency of inspections (continuous vs. periodic). Not all inspections noted show the frequency.
Reference: IBC Section 1705.2
9/8/11 – Resolved. Revised special inspection frequency provided. MMP

Reference: AMC 23.15.1704.1.4
9/8/11 – Resolved. Letter provided by Owner. MMP
3. STEEL FABRICATOR QUALIFICATIONS
Please provide a copy of the steel fabricator certification from AISC, IAS, or MOA for fabrication of structural steel without special inspection required by IBC Chapter 17. In lieu of certification, please submit the name(s) and resume(s) of the individual(s) providing shop special inspection for review.

9/8/11 – Resolved. Item has been deferred; noted by Plan Review. MMP
4. DRAG STRUTS AT HIGH ROOF
Refer to Sheet S3.2, Details 13/ and 14/S4.3. It is assumed that the gusset shown on Detail 13/S4.3 is how the loads are transferred down to the elevation of the low roof. There are no calculations addressing potential gusset buckling (calculations show the demands on the drag as 13.75 k). In addition, based on the provided detailing, it would seem that the roof diaphragm would rotate about the bottom thru-bolt connection and load the top of the wall with the full shear demand. This would severely overload the anchors (note: Kwik Bolt TZ anchors are not listed for use in masonry) at the top, as well as cause out-of-plane bending in the masonry. Please clarify design, and provide calculations and revised details as necessary.
Reference: IBC Section 1604.4; ASCE 7 Section 12.10.2; AISC 360 Section Chapter E, J
9/8/11 – Resolved. Revised gusset and anchorage design provided. MMP
5. ANCHOR ROD CONFINEMENT
Refer to Sheet S4.1. Please clarify the location of the top (3) #3 ties. Without a limiting cover from the top of the pier, the bottom tie could be located more than 5 in. below the top of the pier.
Reference: IBC Section 1603.1; ACI 318 Section 7.10.5.6
9/8/11 – Resolved. Limiting cover shown only on one detail; is assumed this will govern all construction as a general detail. MMP
6. LIGHT-GAGE STUD DESIGN
Refer to Sheet S4.4. The plans note light-gage stud framing for the new roof, including parapets. The design, however, does not address whether stiffeners will be required at the bearing points, especially at the roof elevation. Please clarify the design, and provide revised details as necessary.
Reference: AISI S100 Section C3.7
9/8/11 – Resolved. Revised design and details provided. MMP
7. JOIST REINFORCING DETAIL CLARIFICATION
Refer to Details 9/ and 10/S4.4. Detail 9 references Detail 10 for the 3/16 in. plate, but Detail 10 has no information regarding this. Please clarify the reinforcing and welding requirements.
Reference: AMC 23.10.104.8.1
9/8/11 – Resolved. Revised details showing reinforcing and welding requirements. MMP
